| PROPERTY DESCRIPTION:
Rivery Park is one of the prime commercial sites
in the community. Sites have superior visibility both north and
southbound on IH 35. River views avail themselves to the entire
property.
ZONING:
The site is zoned C3. Hotels, restaurants, retail,
etc. are included. C3 has a height limit of 40 feet. Under a special
development agreement, Rivery Park has an impervious cover limit
of 65% without earning the right through added requirements. Also,
special less restrictive tree requirements are in place in part
due to the developer donating approx 65 acres of parkland to the
City of Georgetown.
UTILITIES:
Water, Wastewater, Electrical, and Natural Gas
service is presently available to each lot.
TRAFFIC VOLUME:
85,000 cars per day on IH 35 in 2001. Rivery Blvd.
is slated to be the primary traffic artery replacing the intersection
of Williams Drive and IH 35.
SURROUNDING DEVELOPMENT:
The area north of the site consists of national
name restaurants such as Whataburger and Dairy Queen. The area adjacent
to this site is home to a new Super Wal-Mart and Home Depot.
Much of Georgetown’s present and future residential development
is within a short drive of the Rivery. Included in this area is
Del Webb’s Sun City Texas.
Rivery Park is also quite accessible to the employment base located
in and around the Georgetown Central Business District. Georgetown
is the county seat, as such, is the location for the most of the
Williamson County Offices and Criminal Justice employees.
IMPROVEMENTS:
Rivery Blvd. is complete from IH 35 to Hacia De
Los Lobos and Hacia De Los Lobos is complete providing street access
to all lots. Rivery Blvd. from Hacia De Los Lobos to Williams Drive
is now completed. To be completed by December, 2004 is a Free-U
on the south side of the Williams Drive and IH 35 bridge. This will
allow north bound service road traffic to miss the intersection
and turn south and enter Rivery Blvd. In addition, a decell/excel
lane is completed from just south of the South bound IH 35 service
road bridge past the IH 35 entrance ramp located almost to SH 29.
The decell/excel lane enhances ingress and egress from the Rivery
Development.
ENVIRONMENTAL:
There are no known critical environmental features
or endangered species habitats on the property.
CITY OF GEORGETOWN:
Located 26 miles north of Austin on IH-35, Georgetown
the fastest growing city in Williamson County.
The Local Economy includes manufacturing, tourism, retail, mining,
and agriculture and its related industries. The climate is mild
with more than 300 sunny days each year, affordable housing, low
cost of living, beautiful scenic vistas, and low crime rate.
Southwestern University is located in Georgetown and the outstanding
