The Huntsville Mixed Use Project will provide much needed affordable housing in the form of apartments and lower cost homes. Additionally there is a planned 4.7 acre commercial tract fronting on FM 1791.

LOCATION:

The Huntsville Mixed Use Project is located in the northeastern quadrant of the City. It is just outside of the city limits on FM 1791 approximately 1 mi. north of IH 45.

SURROUNDING DEVELOPMENT AND AREA OVERVIEW:

Texas Department of Corrections' (TDC) state headquarters is located about 1.5 mi. from this site. Additionally, several other TDC facilities are within a 2 mi. range. This makes commuting to work quite easy for both the home owner and apartment dweller. According to the City of Huntsville, TDC presently has over 1,000 job openings for the Huntsville units and state headquarters. Huntsville is pushing their community expansion in this direction with utility expansions and a four lane divided thoroughfare that will follow the south property boundary line. Water and wastewater lines are to be in place within 12 to 14 months. This was an important aspect of purchasing this location.Huntsville is in great need for this type of housing and is very supportive of our interest in developing this project.

PROPERTY DESCRIPTION:

The site is approximately 127.82 acres with 1600 ft. of frontage on FM 1791. The site gently slopes to the middle allowing for very cost effective drainage and storm water detention. Additionally, the central green space will be used for park requirements and other recreational use for residents.

The property is generally wooded with a variety of hard woods mixed with pines. The soils are sandy thus reducing foundation and utility costs.

IH 45 is approximately .5 mi. to the north and SH 30 is about 1.2 mi. to the south. This allows excellent access to and from the future subdivision. Access to FM 1791 will be from the center of the frontage giving good site lines both directions.

The commercial portion of the proposed development will have excellent visuals from both directions on FM 1791. Upon the completion of the new thoroughfare, the commercial sites will also have access from the new road.

ZONING:

This site is presently outside of the Huntsville City limits. It should remain outside until development occurs. The City has a subdivision process for the ETJ that will be used to subdivide into individual lots but there is no zoning outside the corporate limits.

UTILITIES:

The waterline is in progress and the wastewater is to follow in the coming months. The wastewater line will run down the center while the water line will run along FM 1791. Electric power is presently on site.
