LOCATION:
The property is located at the southeast corner
of IH 35 and Georgetown's Inner Loop Road. The Intersection serves
as the main access to the south and eastern Georgetown residential
areas, the historic district and the main business district.
ROAD IMPROVEMENTS:
The intersection of Inner Loop and IH-35 connects
the southern and eastern parts of the county to the Interstate.
A four-lane divided boulevard is complete through the tract, allowing
traffic to flow through the development and easily access the Inner
Loop Road or the Interstate. County Road 116 has been realigned
to better serve the site. As a result of the realignment, a prime
7.5-acre frontage lot on IH-35 is available.
The western leg of the Georgetown Inner Loop from Highway 29 to
IH-35 at the south side of Georgetown is under design with the City
of Georgetown offering participation with TXDOT to speed up the
construction phase.
A north-bound service road, exit and entrance ramp design is approved
by TXDOT and the Federal Highway Administration which will further
improve ingress and egress. Diagrams of this design is available
in the Informational Brochure. IH-35 has
six lanes providing improved north and south traffic flow.
SURROUNDING DEVELOPMENT AND AREA OVERVIEW:
This prime corner is at the mid-point between
a new 1,100-acre golf course residential development in North Round
Rock, known as Teravista, and downtown Georgetown.
Teravista is an 1,100-acre golf residential development located
a short distance south of Clearwater Crossing. The development surrounds
an 18-hole championship golf course and community recreation center.
The master-planned community is being developed by Newland Communities.
Commercial development in the area includes several recently built
and planned automotive dealerships, such as Don Hewlett Chevrolet,
Hewlett Volkswagen, Barrett Mitsubishi, Beasley Volvo, Texas Chrysler,
Beasley Mazda, Mac Haik Ford, and a new Mercedes dealership.
Approximately three and one-half miles north of Clearwater Crossing
is the Rivery retail development, that includes a Super Wal-Mart
and a Home Depot.
Simon Properties is currently working through the permitting process
with the City of Georgetown to develop approximately 830,000 square
feet of retail/commercial space at the southwest corner of IH-35
and State Highway 29. Simon also has a site 1.5 miles south at Chandler
Road and IH-35 scheduled to open Fall of 2005. Scott and White hospital
plans to open Phase 1 in December 2004.
Employers with in one mile are Xycarb Ceramics, Manitowoc, Texas
Electric Cooperatives, Chatsworth Products and Texas Crushed Stone.
PROPERTY DESCRIPTION:
Clearwater consists of 114 acres of commercial/mixed
use property. The northwest boundary fronts on 3,000 feet of IH
35 and 1,100 feet fronting on Georgetown's Inner Loop Road. The
property is essentially level, sloping down very gently to the north.
IH 35 is raised going south providing excellent visibility of the
entire site.
ZONING:
Only the front 500 feet, along IH 35, of the
development is in Georgetown City limits. All of the property is
zoned Industrial or Commercial (C-3). Most of the development is
outside of the city limits and is not applicable to zoning in Texas.
The entire development falls within a wet zone for alcohol.
